Annual Maintenance and Lubrication Packages

Did you know that you should have your garage door maintained at least once a year? A broken spring, roller, or frayed cable can not only leave a costly replacement, but also is a potential danger to you and others. You can extend the life of your garage door by keeping it in top condition.

The garage door is the largest opening into your home and needs to be maintained.

Always remember PREVENTION IS BETTER THAN CURE.

A 27-point garage door and motor inspection is a comprehensive evaluation process designed to ensure the optimal functioning, safety, and longevity of your garage door system. This type of inspection typically covers various mechanical and electrical components of both the garage door itself and the motor that drives the opener. While the specific points checked can vary slightly depending on the company performing the inspection, here's a general outline of what such an inspection might include:

  1. Door Balance Test: Checking if the door is properly balanced.
  2. Alignment Check: Ensuring the door is correctly aligned in its tracks.
  3. Reverse Mechanism Test: Testing the automatic reversal system (safety feature).
  4. Photo Eye Test: Checking the photo eye sensors for proper operation.
  5. Force Setting Test: Ensuring the force setting of the door opener is correct.
  6. Door Panel Condition: Inspecting the condition of the door panels for damage or wear.
  7. Spring Tension: Checking the tension of the springs for proper balance.
  8. Spring Condition: Inspecting the springs for wear or damage.
  9. Cable Condition: Examining the cables for fraying or damage.
  10. Roller Condition: Checking the rollers for wear and smooth operation.
  11. Hinge Condition: Inspecting the hinges for wear or damage.
  12. Track Condition: Examining the tracks for alignment, damage, or obstructions.
  13. Lubrication: Ensuring all moving parts are properly lubricated.
  14. Door Opener Function: Testing the overall function of the door opener.
  15. Opener Motor Condition: Checking the condition of the motor.
  16. Limit Switches Check: Ensuring the limit switches are correctly set.
  17. Chain or Belt Tension: Checking the tension of the chain or belt.
  18. Control Panel/Remote Function: Testing the control panel and remote controls.
  19. Safety Release Mechanism: Testing the emergency release feature.
  20. Weather Seal Condition: Inspecting the weather stripping for damage or wear.
  21. Insulation Condition: Checking the condition of door insulation, if applicable.
  22. Hardware Tightness: Ensuring all bolts and screws are tight.
  23. Electrical Connections: Checking all electrical connections for safety and integrity.
  24. Battery Backup (if applicable): Testing the battery backup functionality.
  25. Door Noise Level: Assessing the noise level for potential issues.
  26. Manual Operation: Testing the door's ability to operate manually.
  27. Safety Inspection: A general safety inspection of the entire system.

This thorough inspection aims to identify any potential issues before they become major problems, ensuring that your garage door operates safely and efficiently. Regular inspections can help extend the life of your garage door system, improve safety, and reduce the likelihood of unexpected repairs.

For most residential homes garage door maintenance is done yearly or sometimes, once every 2 years depending on the use and performance. If the garage door is starting to squeak or drag, you would want to call right away.

If you have a highly opened and closed garage door used for an integral part of your business process, we recommend every 6 months. Some companies may need quarterly maintenance to keep the tracks properly lubricated due to the weather exposure and high usage.
